Does Rain Damage Count as Water Damage Under Your Homeowners Insurance?

A basic homeowners policy typically covers sudden and accidental water damage. Common scenarios that may be covered include:

  • A storm breaks a window or damages your roof, and rain enters through the opening.
  • Wind lifts roofing material, allowing water to soak through during a rainstorm.
  • A sudden pipe burst caused by storm-related freezing or impact.

The keyword in policy language is “sudden.” If water damage results from a one-time, unexpected event tied to a storm, there is a reasonable chance your policy responds.

Keep in mind that many Colorado homeowners policies include a separate wind and hail deductible, often calculated as a percentage of your dwelling coverage rather than a flat dollar amount, which can significantly affect your out-of-pocket costs at claim time.

What Is Usually Excluded

Coverage can vary by policy, but most standard homeowners policies exclude certain types of water damage. These typically include:

  • Flooding from rising water, overflow of a body of water, or storm surge, requires separate flood insurance through the National Flood Insurance Program or a private carrier
  • Gradual water damage, such as a slow roof leak that goes unrepaired over time
  • Seepage or moisture that enters through foundation walls or below-grade areas
  • Water or sewer backup from storm-overwhelmed drains or a failed sump pump, unless a backup endorsement has been added to your policy

A useful rule of thumb: water that touches the ground before entering your home is generally treated as flood damage and falls outside the scope of a standard homeowners policy.

Closing the Gaps in Your Coverage

If your current policy leaves you exposed, options like flood insurance or an endorsement for water backup coverage may be worth exploring. Reviewing your policy before storm season, rather than after a loss, puts you in a much better position.
